NOTICE OF PUBLIC INTERNET AUCTION ON MONDAY, MARCH 7, 2022 OF TAX-DEFAULTED PROPERTY FOR DELINQUENT TAXES
(Made pursuant to Section 3692, Revenue and Taxation Code)

On February 27, 2024, I, Donna Riley, Stanislaus County Tax Collector, was directed to conduct a public auction sale by the Board of Supervisors of Stanislaus County, California. The tax defaulted properties listed on this notice are subject to the Tax Collector's power of sale and have been approved for sale by Resolution and Board Agenda item *4.B.8, dated February 27, 2024.

The sale will be conducted on the internet at www.bid4assets.com, beginning on Monday, May 13, 2024 at 8:00 a.m. PT and ending on Wednesday, May 15, 2024 at 5:00 p.m. PT, as a public auction to the highest bidder for not less than the minimum bid as shown on this notice. Parcels receiving no bids will not be sold. Research the item prior to bidding.

Due diligence research is incumbent on the bidder as all properties are sold as is. The winning bidder is legally obligated to purchase the item.

Only bids submitted via the Internet will be accepted. Pre-registration is required. Register on-line at www.bid4assets.com by Wednesday, May 8, 2024. Bidders must submit a refundable deposit of $2,000.00 plus a $35.00 processing fee electronically at www.bid4assets.com. The deposit will be applied to the successful bidder's purchase price. Full payment and deed information indicating how title should be vested is required by Monday, May 20, 2024. Only Cashier's Check or Wire Transfer payments will be accepted. A 10% Buyer's Premium will be added to and collected with the purchase price. A California transfer tax will be added to and collected with the purchase price and is calculated at $0.55 per each $500.00 or fraction thereof.

If any of these properties are not sold/offered due to any reason/s, those properties may be reoffered for sale within 90 days of this Tax Sale date at the discretion of the Tax Collector. If there is any reoffer sale, the reoffer information will be announced at the end of this auction.

All property is sold as is. The county and its employees are not liable for the failure of any electronic equipment that may prevent a person from participating in the sale.

The right of redemption will cease on Friday, May 10, 2024 at 5:00 p.m. and properties not redeemed will be offered for sale. If a parcel is not sold, the right of redemption will revive and continue up to the close of business on the last business day prior to the commencement of the next scheduled tax sale.

If the properties are sold, parties of interest as defined in California Revenue and Taxation Code section 4675, have a right to file a claim with the county for any excess proceeds from the sale. Excess proceeds are the amount of the highest bid in excess of the liens and costs of the sale that are required to be paid from the sale proceeds. Notice will be given to parties of interest, pursuant to California Revenue and Taxation Code section 3692(e), if excess proceeds result from the sale.

PARCEL NUMBERING SYSTEM EXPLANATION

The Assessor's Parcel Number (APN), when used to describe property in this list, refers to the assessor's map book, the map page, and the individual parcel on the map page. The assessor's maps and further explanation of the parcel numbering system are available in the assessor's office. Example: An assessor's parcel number such as 043-003-001-000 would mean Book 43 of the assessor's maps, map page 3 and parcel 1 on the map.
